July’s statistics reveal only 17,000 new homes authorized, marking a sharp 19.2% reduction from the same month last year. This decline extends a troubling trend observed throughout the first seven months of 2024, during which only 123,600 permits were issued — a substantial 20.8% drop compared to 2023. The downturn is especially pronounced for single-family homes, with authorizations plummeting 28.4% year-on-year from January to July.

The reasons behind this dramatic fall in building permits are manifold, but two primary factors stand out: high construction costs and expensive financing options. These economic hurdles have significantly constricted the supply of new housing projects. This decrease comes despite the federal government’s ambition to authorize 400,000 new homes annually, revealing a glaring shortfall that underscores broader economic and financial strains within the housing sector.
