In a significant step toward addressing Sydney’s pressing housing crisis, the New South Wales government has revealed plans for a transformative build-to-rent development in Chatswood, a bustling suburb just 9 kilometers north of Sydney’s central business district. This ambitious project, situated on a former construction site, aims to provide much-needed accommodation for essential workers like nurses, teachers, and emergency responders, who often struggle with skyrocketing rental costs in prime locations. With a median unit price of $1.13 million, Chatswood’s status as a commercial and transport hub makes it an ideal yet challenging place for such a workforce to reside. Backed by a $450 million investment through Landcom, the state’s land and property development organization, this initiative is set to deliver 400 build-to-rent homes across Sydney, with 180 apartments in this specific precinct reserved for those critical to community well-being, alongside over 1,000 additional units blending market sale and affordable options.

Transforming Urban Spaces for Community Benefit

Beyond simply addressing housing shortages, the Chatswood project is envisioned as a mixed-use precinct that prioritizes livability alongside density. The draft masterplan incorporates landscaped open spaces, new retail and commercial areas, and improved pedestrian and cycling pathways to foster a vibrant community atmosphere. A notable feature includes the adaptive reuse of the heritage-listed Mowbray House for community purposes, blending historical significance with modern needs. Landcom CEO Alex Wendler has emphasized this development as a benchmark for delivering diverse housing while aligning with government policy objectives. By situating affordable living options near workplaces in a well-connected suburb, the initiative seeks to reduce commuting burdens for essential workers and enhance their quality of life. Public input on the draft proposal is currently being welcomed through late October, ensuring that community perspectives shape the final design before construction begins in the coming years.

Reflecting on the completion of a similar build-to-rent project in Annandale with 220 apartments, the Chatswood development marks another milestone in the state’s strategy to repurpose underutilized public land amid growing housing demand. NSW Premier Chris Minns has described essential workers as the backbone of Sydney and the broader region, underscoring the transformative impact of providing affordable housing in prime locations. Looking ahead, the focus remains on refining designs based on community feedback and preparing for construction to start by late 2026, with the first apartments expected by late 2028.
